The project
A 480-square-foot attached garage converted to a full accessory dwelling unit for the homeowner's aging parents. We replaced the garage door with a fully framed exterior wall (impact-rated double window for natural light), insulated walls and ceiling to current code, installed a kitchenette with full appliances, a curbless walk-in shower (planning ahead for accessibility), and a ductless mini-split HVAC zone.
The challenge
The conversion had to meet Florida Building Code Section 1626 on the new exterior wall (NOA-documented impact window, sealed framing). The slab elevation was three inches low for habitable space - we self-leveled to meet finished-floor elevation without compromising the existing slab.
The result
A fully permitted, code-compliant living unit attached to the main home. Parents have privacy, accessibility, and their own climate zone. Homeowners gained a long-term solution to multi-generational living without the disruption of an addition or move.
