The project
A 1990s tract-home kitchen was a closed-off galley separating the family from the living room. We removed the load-bearing wall (LVL beam, engineer-stamped), added a 9-foot quartz waterfall island, custom KraftMaid Vantage cabinets in two-tone finish, and ran new electrical to support a 36-inch range and dedicated appliance circuits.
The challenge
The wall we removed was load-bearing. Engineering review, permit, structural inspection. Pipes ran through the wall too - had to be relocated without changing the upstairs bathroom layout above.
The result
Sightlines from kitchen to pool deck. Island seats six. Appliance load handled by new dedicated circuits without an electrical panel upgrade. Project completed in 16 weeks from contract signing including 4 weeks of cabinet lead time.
