What types of commercial spaces do you renovate?

Office tenant improvements, restaurants and bars, medical and dental offices, retail storefronts, gym/fitness, and light industrial. We don't do ground-up commercial construction.

How much does commercial renovation cost?

$25,000-500,000+ depending on scope. Office paint + flooring refresh: $25-60K. Full office buildout: $80-250K. Restaurant buildout: $150-500K+. Medical/dental: $100-400K depending on imaging and infection control needs.

ADA compliance handling?

Yes. New commercial spaces must meet ADA accessibility standards (doorway widths, restrooms, parking, ramps). We work with code consultants and provide ADA-compliant scopes.

How long does commercial renovation take?

Light office refresh: 4-8 weeks. Full office buildout: 8-16 weeks. Restaurant: 12-20 weeks. Medical: 12-24 weeks depending on equipment lead times.

Do you handle commercial permits?

Yes. Commercial permitting is more complex than residential - building, electrical, plumbing, mechanical, fire suppression, often sign permits. We coordinate all.

Restaurant equipment installation?

We coordinate with restaurant equipment suppliers and install kitchen hoods, grease traps, fire suppression systems, walk-in coolers/freezers, and connect to electrical, gas, and plumbing.

Medical / dental specific requirements?

Lead-shielded walls for imaging rooms, infection control (special HVAC, surfaces), specialty plumbing for sterilization, ADA-compliant fixtures throughout. We've built dozens of medical offices in Brevard.

Do you do tenant-occupied renovations?

Yes for some scopes. Phased renovations where we work in stages so the business stays open. Major renovations often require closure or off-hours work.

Off-hours / weekend work?

Available for many projects. Restaurant and retail often require it to avoid business disruption. Our crews work day, evening, or weekend shifts depending on what fits.

Fire suppression systems?

We coordinate with licensed fire protection contractors. Restaurant Ansul/hood suppression, retail/office sprinkler systems, all integrated with our scope.

Electrical capacity for commercial?

Commercial often requires higher electrical capacity than the building was originally designed for. We work with electrical engineers and the local utility to upgrade service when needed.

HVAC for commercial spaces?

Commercial HVAC is different from residential - higher capacity, often rooftop units, more zones. We work with commercial HVAC contractors for proper Manual N calculations and equipment.

Storefront and signage?

We do storefront renovation including new entry doors, exterior trim, signage coordination. Sign permits are separate but we help.

Office layouts - open vs traditional?

Both trending in Brevard 2026. Open layouts (workstations, collaboration zones) save sqft and modern but lose privacy. Traditional offices (separate rooms, conference rooms) more privacy and quiet.

Lighting and electrical for office?

Modern office lighting plans use LED panels with daylight harvesting, multiple zones, and dimming. Plus heavy data infrastructure (network drops at every workstation, server room).

Do you do warehouse / industrial?

Light industrial yes - office buildouts within warehouses, mezzanines, break rooms. Heavy manufacturing or full warehouse renovation is outside our scope.

Insurance requirements?

Commercial general contractor insurance with higher limits, plus builder's risk insurance during construction. We carry $2M+ liability on commercial projects.

Bonding required?

Some commercial projects (especially with public funding or large tenant improvement allowances) require performance bonds. We can be bonded; cost passes through.

Warranty?

1-year workmanship warranty on labor. Material warranties per manufacturer (varies). Mechanical/electrical/plumbing warranties per subcontractor terms.
