We assign one dedicated trade crew to your project from demolition to punch list. They do not get pulled. They finish your job, then move on. The result: faster completion, fewer mistakes, and a crew that knows your house.
Hurricane-code expertise with NOA documentation
Brevard sits in Florida's wind-borne debris region. Any new exterior opening - garage door replacements, impact windows, screen enclosures - must meet Florida Building Code Section 1626 and carry NOA (Notice of Acceptance) paperwork. We provide that documentation on every applicable install and coordinate the post-install wind-mitigation inspection so you actually capture your insurance discount.
Written change-order policy, no surprise costs
Mid-project change orders are the single biggest source of homeowner regret. Our policy is in writing before you sign: any change is priced, scoped, and signed off before the work happens. We never bill for work you have not approved. If something we discover during demo requires a real change, we tell you, price it, and wait for your approval.
Pre-published, realistic timelines
We publish realistic week-by-week timelines for every project type so you know exactly what to expect. A kitchen remodel is 14-22 weeks - we will tell you that on the call. A garage conversion is 10-16 weeks. A bathroom is 6-10. Contractors who promise "6 weeks" are skipping permits, using stock cabinets, or counting from the wrong start date.
Transparent lien-release schedule
Every milestone payment is paired with a documented lien release from us and from every subcontractor. You have proof in writing, at every step, that your project is free of any future lien claim. Most contractors will provide this if asked. We provide it without being asked.
Founder-led, not delegated
Mark Gabrielli founded ELSO in 2015 and personally walks every project at three stages: pre-contract scoping, mid-project quality check, and final punch list sign-off. The estimate is not done by a salesperson. The project is not handed to a junior PM. If something goes sideways, it lands on Mark's desk.

You contact us, we are at your house the next day. The estimate is detailed, written, and good for 30 days. There is no high-pressure pitch, no "if you sign tonight" discount, no obligation to move forward. The estimate is yours regardless of what you decide.
Deposit-up-front, balance-at-completion option
For clients who have any hesitation about contractor trust - we get it - we will structure the project on a deposit-up-front, balance-at-completion basis. No progress draws, no mid-project payments. We get the final balance only when you have signed off that the project is complete. Most contractors will not offer that. We will, because it is the cleanest way to remove the trust question entirely.
