The only items that can change pricing are: 1) Discovered conditions (rot, mold, code violations) found during demolition, and 2) Customer-initiated change orders (upgrading materials or scope). All change orders are documented in writing with pricing before work proceeds.
Initial deposits are typically 10 to 30 percent depending on project size and material lead times. Custom orders (cabinets, windows) often require larger deposits to fund material orders. The remaining balance is structured as progress payments at defined milestones (rough-in complete, materials installed, final walkthrough).
