What We Handle

Full-Scope Plumbing Through Our Licensed Partners

ELSO Contracting integrates plumbing work into every remodel project we deliver. Through our network of plumbers, we handle drain and supply line rough-in, fixture set, repipe work, water heater replacement, and code-compliant inspections from rough through final.

Most of our plumbing work happens during kitchen, bathroom, and whole-home remodels - moving sinks, relocating toilets, adding pot fillers, installing tankless water heaters, and replacing aging galvanized or polybutylene supply lines with modern PEX. We also handle standalone repipe and fixture replacement projects when the scope justifies a dedicated visit.

Florida-Specific

Why Florida Plumbing Is Different

Florida's building stock, water chemistry, and climate create plumbing challenges unique to this market. Many Brevard County homes built in the 1970s and 80s have polybutylene supply lines that have failed at high rates and are increasingly excluded from homeowner insurance policies. Aging galvanized lines from earlier construction are prone to scale buildup, low pressure, and rusty water.

We also have hard water across most of Brevard County, which accelerates wear on fixtures and water heaters. And in coastal salt-air zones (Indialantic, Cocoa Beach, Satellite Beach, Melbourne Beach), exposed metallic plumbing components corrode faster than inland.

Our plumbing partners are familiar with Florida Building Code, Brevard County permitting, and the specific failure patterns of older Florida homes. We spec materials accordingly - PEX over copper for most supply work in coastal zones, hybrid water heaters where humidity demands it, and stainless or brass fixtures in salt-air homes.

Process

How We Handle Plumbing in a Remodel

During a remodel, plumbing happens in three phases. Demolition exposes existing supply and drain lines. Rough-in places new lines, valves, and stub-outs based on the new fixture layout - this is when most decisions become permanent. Final connection installs the actual fixtures after drywall, tile, and cabinetry are complete.

We coordinate plumbing rough-in with electrical, HVAC, and framing so each trade has clear access. For projects that include load-bearing wall changes, plumbing routing decisions are made early in the design process to avoid expensive rerouting later.

All work is permitted, inspected, and warrantied. We pull the permit (or coordinate with the homeowner if they prefer to pull permits themselves - see our standard permit policy) and schedule rough and final inspections through Brevard County Building Services.

Common Questions

Frequently Asked Questions

Does ELSO Contracting do plumbing-only jobs?

Our primary work is integrated plumbing during remodels, but we also handle standalone repipe, water heater replacement, and major fixture replacement when the scope is large enough to justify a dedicated project. For minor leaks or single-fixture repairs, we recommend calling a dedicated plumbing-only company.

How much does a bathroom plumbing rough-in cost in Melbourne FL?

A standard bathroom plumbing rough-in (toilet, sink, tub or shower) in Brevard County typically runs $2,500 to $4,500 including supply lines, drain lines, valves, and fixture connections. Adding a freestanding tub, body sprays, or relocating fixtures pushes the cost higher.

Should I repipe my Florida home?

If your home has polybutylene plumbing, yes - most insurance carriers now exclude or surcharge homes with poly. If you have galvanized lines from before 1970, repiping is also strongly recommended due to corrosion and pressure issues. Copper installed in the 1980s-2000s typically does not need repiping unless you are seeing pinhole leaks or chlorinated water damage.

Tankless water heater vs traditional in Florida?

Tankless water heaters are popular in Florida new construction and renovation because of energy efficiency and unlimited hot water. They cost more upfront ($3,500-$5,500 installed vs $1,500-$2,500 for tank), but last 20+ years vs 10-12 for tanks and recover faster. For homes with high simultaneous demand (multiple bathrooms in use), gas tankless or hybrid systems perform best in our climate.

Are plumbing permits required in Brevard County?

Yes, most plumbing work beyond simple fixture replacement requires a Brevard County plumbing permit and inspections. This includes any work that involves moving supply or drain lines, installing new fixtures, or replacing water heaters. ELSO Contracting handles permitting if you contract us for the work, or you can pull permits yourself per our standard permit policy.

Do you replace polybutylene plumbing?

Yes, this is one of our most-requested plumbing services. Polybutylene supply lines installed in Florida homes from the 1970s through mid-1990s have a documented high failure rate and are increasingly excluded from homeowner insurance. We replace polybutylene with PEX-A or PEX-B (both Florida-code-compliant) in repipe projects ranging from $4,000 for small homes up to $12,000+ for larger or multi-story homes.
